In today’s competitive real estate market, it has never been more important for people to understand how to be stronger, better buyers. Too many buyers miss out on buying their dream property because they are under prepared or have the wrong mindset of what’s required to purchase. In my experience, many buyers have the wrong perspective when it comes to purchasing a home. Buyers often think it’s all about negotiation but ‘negotiation’ isn’t the word.

 

 

I think this outlook harms people in regards to how they go about acquiring a property. The reality is that it is a competition, you’re in a competitive market, possibly the most competitive market we’ve seen due to COVID. So therefore, it’s a competition. If buyers took the view they are more like athletes rather than negotiators then they would start to focus on the things that prepare them appropriately for purchasing a property.

Real estate isn’t about getting a deal. Every year we meet buyers who tell us that properties are not worth what the asking price or guide is, only to meet those same buyers 12 months later who have cost themselves hundreds of thousands of dollars in equity and are now looking at suburbs further away or even looking at properties much smaller than when they started.

My role when working with buyers, aside from the obvious in highlighting key attributes of a home and how it will support the next owners’ needs, is to teach buyers the necessary skills so when they’re in front of the right property, they make it count. Essentially I’m unlocking their cognitive bias which is holding them back.

In the past when I had the opportunity to reset buyer thinking, I noticed after these individual conversations that took place, an immediate change in those buyers with many successfully purchasing a property within weeks of discussion.

The thought became why wait for these opportunities to arrive and why not help buyers en masse. So, Buyer Bootcamp was born. Who should attend your Buyer Bootcamp? Is this for first home buyers only?

It’s suitable for all buyers. If you’re a new buyer you will get a lot out of it. If you’re a past buyer, you may have some challenging ideas but I guarantee it will open your eyes to some extra schools of ideas. And if you’re a seller, it will be very valuable to see how potentially an agent can unlock buyers and teach them how to be better buyers.

What are a few key points that people will learn and take from the experience?

To reset their mind and outlook. I hope to encourage buyers to look at things from a different angle and perhaps see their actions have been hindering their ability to purchase a property. We will teach buyers to reach for the property they want because ultimately, it’s a competition. We’re not saying pay more for the sake of it, but what we are trying to say is that if you’re armed with the right skills, you can use them when it matters. In other words, we’re putting you in the driver’s seat.

Is this only targeted to buying at an auction?

It is targeted at buying in any format.
